prices are crazy, you think as you scan the local real estate listings. How can anyone afford to buy a house in this market?
That's
a question a lot of home buyers are asking themselves these days, and a growing number are coming up with the same answer:
Skip the 30-year fixed-rate mortgage and grab a riskier loan with a lower initial payment.
Interest-only,
option-payment, 40-year fixed, piggy-back loan, low-doc loan: These weird mortgages come in an assortment of names and flavors,
but they all have the same goal -- to help you afford an expensive home. How? More often than not by letting you put off paying
down your mortgage.
A
few years ago, so-called "nontraditional" mortgages were a mere sliver of the market (less than 3 percent by some estimates);
a July survey by the mortgages Federal Reserve found that they now account for more than a quarter of new business at a third
of the nation's largest home lenders.
That
swift rise has industry observers worried.
"We're
very concerned with how safe these products are," says Stu Feldstein, president of financial research firm SMR Research. "There's
an awful lot of risk out there."
But
who's at risk? Almost everyone. If you're a buyer, the risk is that you'll find yourself with a loan you won't be able to
afford in a few years. But even if you're among the 75 percent of borrowers with a stodgy fixed-rate loan or the lucky 35
percent of homeowners with no mortgage at all, this loan lunacy could pose a danger to your home's value.
That's
because experts fear that the rash of nontraditional loans has been driving up prices in many markets -- and could intensify
the decline if prices soften.
"I
think the creative mortgage structures have been the last puff on the real estate balloon," says Nick Buss, vice president
of market research at PNC Finance. "Consumers were already stretched, and these products have stretched them just a little
bit further."
The
affordability puzzle
Taking
out a risky mortgage is seldom the first choice for borrowers. A recent survey by the Consumer Federation of America found
that an overwhelming majority of consumers prefer a fixed-rate loan.
Yet
when faced with the prospect of having to put off owning a home, buyers have been looking for any way to get in, especially
when it means (they hope) a chance to ride the double-digit gains that homeowners have been racking up.
The
solution: Borrow 100 percent of the price. Take an adjustable rate. Pay just interest for a few years (or not even that much)
and hope to sell for a profit or find a way to pay more later. Whatever it takes.
Banks,
meanwhile, are looking for ways to continue to lend money as home prices rise. For both borrower and lender, the underlying
assumption is that the market will continue to move in one direction -- up, up, up. In a few years, the thinking goes, borrowers
can use their inflated equity to refinance into a safer loan.
Trouble
is, there's simply no guarantee that housing prices will continue to climb. And if prices soften and interest rates rise,
the abundance of adjustable-rate, interest- only, option-payment and similar loans could backfire in several ways.
For
borrowers, the biggest risk is payment shock. Say you buy a $300,000 home, financing 100 percent of the price with an interest-only
loan. In five years, if your rate rises just as your principal becomes due, your monthly payment could easily spike by 50
percent. With little or no equity to fall back on for a refinancing, you could be forced to sell quickly or even default on
the loan. (What's worse, if your home is worth just 5 percent less, you'll have to come up with $15,000 to pay off your mortgage.)

Fred Harteis News - College majors that boost your paycheck
Fred Harteis News – Looking for the best college major for the best paycheck, read on.
Knowing history is important, lest you repeat it. And everyone appreciates a film major when discussing directors over
dinner.
But when it's
time to switch from paying tuition to collecting a paycheck, nothing will lock down a starting salary like these three majors:
Engineering, engineering and engineering.
Actually, make
that seven engineerings.
Some type of
applied science degrees make up seven of the top ten majors that receive the highest starting salary, according to the National
Association of Colleges & Employers' (NACE) summer 2005 salary survey.
Chemical engineering
was the highest paid major, with an average starting salary of $53,813, followed by computer engineering at $52,464 and electrical
engineering at $51,888.
The rest of
the list, in descending order, is aerospace engineering, systems engineering, computer science, mechanical engineering, industrial
engineering, engineering technology and information sciences and systems.
And those salaries
are going up too.
Offers for
engineering technology graduates rose 4.2 percent over the same time last year. Aerospace engineers saw a 6.2 percent increase
and industrial engineers saw their starting salary offers rise 7.7 percent.
Accounting
majors, while not a field to see one of the highest starting offers, saw their starting salary bids jump 6.1 percent. Sales
saw a 6.3 percent increase and those in the teaching field saw a 0.9 percent rise.
Nevertheless,
it appears engineering majors and others among the top paid graduates will also make more over the course of their career.
The mean wage
for engineering managers in 2004 was $102,600, according to the Department of Labor. Computer and information system managers
made $98,260, sales managers made $95,000 and education administrators took home $75,640.
Looking ahead
to 2006, one career center employee said job prospects look even better for next year's graduates.
"We're already
starting to see more activity and I think it's a national trend, " said Sharon Masaniello, assistant director of New York
University's Office of Career Services. "The economy is getting better,
so it makes sense."
Masaniello
said engineering, technology and financial services will continue to be hot fields, but also said they are seeing a pick up
in the advertising profession and in companies hiring across departments, not just in the growth divisions.

Fred Harteis Business News - Costly gas won't mean empty

everyday gas prices seem to be on the rise. It is interesting to see that people are still traveling during these expense
times.
Drivers will still own the road this Labor Day, but the increase in car travel from
a year ago is expected to be the smallest in about two years as gasoline prices hover near record highs, travel club AAA said
Tuesday.
According to the group, 34.5 million people will travel 50 miles or more from home
this holiday, up nearly 1 percent from the previous year. This is the smallest expected rise since Memorial Day 2003, when
holiday travel began to rebound after the 9/11 attacks and the Iraq invasion, AAA said.
In 2004, Labor Day travel increased 2.4 percent over the previous year. In 2003, the
rate of increase was 1.8 percent, the group said.
"Labor Day marks the end of an eventful and surprisingly strong summer travel season,"
said Robert L. Darbelnet, President and CEO of AAA. "We've seen record-high gas prices, an early start to hurricane season,
terror attacks in London, and continued weakness by the dollar, but Americans have traveled nonetheless."
Of the total number of holiday travelers, 28.8 million, or 83 percent, will drive,
AAA said. That is on par with the 28.7 million who drove a year ago.
The average price for a gallon of regular unleaded climbed to a new high at $2.614
Monday, according to AAA's daily fuel gauge report, extending more than a week of record-setting gains.
When inflation is taken into account, Monday's AAA record-high price is still below
the all-time high set during the Iranian revolution in the early 1980s when gas prices were the equivalent of $3 a gallon.
But prices have jumped above $3 a gallon in some cities and towns, even though the
national average price for a gallon of gasoline hovers near $2.60.
The price climb is having an effect, according to a survey conducted by the Polk Center
for Automotive Studies, with nearly eight out of 10 people saying high prices are making them think about buying a hybrid
vehicle.
More than half of the survey's respondents said high prices at the pump are forcing
them to drive less.
"Travel will be up slightly this Labor Day, although the increase is smaller than
what we've witnessed the last several holidays. Both record-high gas prices and the increasing number of school systems that
start before Labor Day play a part in this lesser increase," Darbelnet said.
Analysts hope that the end of the summer driving season will provide some relief from
high gasoline prices, but some believe that we'll see prices as high or higher next summer due to demand increases.
The price of a gallon of gas has jumped more than 20 cents during the past week, nearly
the same gain made over the course of the three previous weeks. In the last year, the average price for a gallon of regular
unleaded has gained about 73 cents, or almost 39 percent.
Hawaii currently has the highest average price for a gallon of regular unleaded at
$2.824, while Utah has the lowest tab at $2.464 per gallon, according to AAA.

While it is not quite the days of the dot-com boom, when companies lured graduates with
promises of six-figure salaries and ping-pong tables in the workplace, corporate recruiters are once again combing campuses
for the best of the Class of 2005.
"People
ask me all the time 'So you graduated, are you looking for a job?' And I'm like: 'I already have one,"' said Pauline Livaditis,
a 22-year-old accounting graduate who was hired by Ernst & Young before she finished school in May.
"The
friends I had classes with all have jobs -- they were recruited on campus," said Livaditis, who graduated with a combined
Masters of Business Administration and accounting degree from St. John's University in New York.
Hot degrees in 2005 included business administration, management and
electrical or mechanical engineering, according to a survey by the National Association of Colleges and Employers. But no
degree is more in demand than accounting, where the starting salary averages $44,564.
"The market is very, very robust, and so we need many, many accountants,"
said Karen Glover, director of recruiting at Ernst & Young. "A great person will have many offers."
Demand for accountants and auditors soared after Congress passed the
Sarbanes-Oxley reporting rules in 2002 in response to high-profile scandals that brought companies like Enron and WorldCom
to their knees.
Glover said Ernst & Young is looking to hire 4,500 accounting graduates
this year, up 30 percent from last year. To lure new hires, it has boosted benefits -- including a concierge service for employees
too busy to run errands.
"(Graduates) are in a very competitive space right now where you have
lots of opportunities and choices of where you go to start your career," Glover said.
More than one offer
The recruitment process begins early. Livaditis began a paid internship
at Ernst & Young two years before graduation, and she is just one of at least 15 of her classmates snapped up by the accounting
giant. She says different companies were on campus every week trying to lure new hires.
But it's not just accounting grads who are in demand.
A recent survey by Monster, the top job-search Web site, found 80 percent
of companies with 5,000 employees or more planned to hire 2005 graduates and 90 percent with 10,000 employees or more saying
they would do so.
Top entry-level jobs for America's
estimated 1.2 million graduates this year included sales, administrative and support, customer service, and advertising and
marketing, the survey showed.
"For graduates, this certainly means there are more opportunities to
gain entry-level experience than we've seen in the past four years," said Steve Pogorzelski, Monster's North
America president.
Official unemployment is also down. The jobless rate for 20- to 24-year-olds
fell to 8.8 percent in May, the lowest level since July 2001, the Labor Department said on Friday. While that's well above
the overall 5.1 percent jobless rate, it is a marked improvement from 9.7 percent a year ago and a whopping 10.4 percent in
2003 -- when getting a job after graduation was an uphill battle.

Biznet Productions - Small Business Technology Series – The Tax Man On the Internet
The forces of Internet taxation are beginning to muster themselves once again in the statehouses of America.
Right now ground zero in the fight is in Madison, Wis.
That's where Gov. James Doyle, a Democrat,
thinks he's solved his state's budgetary shortfall in part by levying a tax on the goods Wisconsin
residents purchase over the Internet.
Under his proposal Wisconsin residents would be required
to pay the state's 5% sales tax on anything they buy over the Internet, which would include books and CDs from Amazon.com or songs on Apples Computers i-Tunes Music Store. The estimated return to the state's coffers?
A measly $3.2 million over two years.
That seems hardly worth the effort to add the extra cost that businesses will have to
eat in order to come into compliance with the law. And if Doyle gets his way, other states may seek to follow his example
and start a new offensive in their long fight over "tax equity" between Internet and brick-and-mortar businesses.
Technically speaking, when you buy something on the Internet, you owe the same amount of money in sales and
use taxes to your state and local government as you would if you had bought them on Main
Street. The complication and cost comes in keeping track of those taxes. States have no real means
to do it, and so they leave it to the businesses, most of which ignore it if they can.
The federal government has so far prevented states and cities, Wisconsin
being an exception from imposing new taxes on Internet sales. This prevented state and local authorities from collecting some
$8 billion in taxes in 2003 and could prevent them from collecting $12 billion to $18 billion by 2008, according to economists
at the University of Tennessee,
who wrote an oft-cited study on the matter. That's the kind of money that gives tax collectors a funny twitch. But imagine
the accounting nightmare; not to mention the cost of having to keep track of the tax rates of some of some 7,500 tax-collecting
jurisdictions.
If Internet sales are ever going to amount for a bigger slice of the economy, irritating tax schemes, no matter
how "streamlined" aren't going to help.

My friend Orrin Woodward, is a student of history as well as business. Lessons for today’s leaders can be found in books
like Flexner’s “Washington, the Indispensable Man” and other history classics. – Jody Victor
Jody Victor : Orrin, who in history provides a role model for today’s leaders?
Orrin Woodward: George Washington for one.
Jody Victor: What message from Washington’s time still applies to us in 2004, Orrin?
Orrin Woodward: Many messages,
Jody. Flexner’s book introduces us to a real Washington. Not a cartoon character. Washington is depicted
as a man of strengths and weaknesses.
Jody Victor: Did any of his life accomplishments stand out to you?
Orrin Woodward: During the long
frustrating campaigns of the revolutionary war, Washington did what perhaps no other man of his time could have done, and
that was to hold together some semblance of an army in the field.
Jody Victor: Was he a self-promoting glory
seeker like Napolean?
Orrin Woodward: No. One story
that comes to mind was of Washington leading the army to victory, but then making the big step of turning the glory and power
back to Congress by turning in his sword.
Jody Victor: How have you benefited
by studying Washington?
Orrin Woodward: Day to day life
lessons. Over time, Washington became aware that his behavior could impact future
generations; he focused on building his own good character.

key character qualities?
Orrin Woodward: Persistence. He was willing to work and even suffer in the pursuit of a noble cause.
